What our answers are, and what they are not.

General education only
The content on Mortgage Advice Daily is general information about how mortgages and home buying work in the United States. It is not financial, investment, tax or legal advice, and it does not take your personal situation into account.
We are not a lender
Mortgage Advice Daily is not a lender, mortgage broker, loan originator, real estate agent or government agency. We do not take loan applications, quote rates, or make credit decisions. Nothing on the site is an offer to lend or a guarantee that you will qualify for any loan or program.
Rules change and lenders differ
Loan limits, mortgage insurance rules, program requirements and tax rules change, sometimes several times a year. Lenders may also apply stricter requirements than the program minimums we describe. Each answer shows when it was last updated and reviewed, and links to the official source. Always confirm current details with your lender and the official source before you act.
Examples are illustrations
Worked examples use hypothetical numbers and example interest rates to show how a rule works. They are not quotes, predictions or estimates of what you will be offered.
Taxes and legal questions
Where we mention tax rules (for example, deducting mortgage interest or points) or legal matters (such as how title is held), talk to a qualified tax professional or attorney about your own situation.
Getting personal help
- Housing counseling: HUD-approved housing counselors offer free or low-cost one-on-one help with budgets, credit and the buying process. Find a counselor.
- Checking a lender: look up a lender’s or loan officer’s license on NMLS Consumer Access.
- Problems with a lender: you can submit a complaint to the CFPB.
