How to use it
- Enter the loan amount you will borrow, after any down payment.
- Choose the loan type: purchase, cash-out refinance or IRRRL.

This VA funding fee calculator shows the one-time fee most VA borrowers pay to get a VA-backed home loan. Enter your loan amount and a few details, and it applies the Department of Veterans Affairs fee table to give you the rate, the dollar amount and your loan size if you finance the fee.
How do you use this calculator?
Enter the amount you will borrow, pick the loan type, and add your down payment if you are buying. Then choose whether this is your first VA loan and whether you are exempt. The answer appears right away and updates as you change any input.
Tips on each input:
- Loan amount. Enter what you will borrow after your down payment. The fee is a percentage of the loan, not the price.
- Loan type. Purchase and construction loans use a down payment scale. Cash-out refinances and IRRRLs (interest rate reduction refinance loans) use flat rates.
- Down payment. Only matters for purchase and construction loans.
- Use. “After first use” means you have used your VA home loan benefit before.
- Exempt. If you are exempt, the fee is $0. Your Certificate of Eligibility shows your status.
How is the VA funding fee calculated?
The fee is the loan amount times a rate from VA’s table. The rate depends on the loan type, your down payment for purchases, and whether you have used the benefit before. If you are exempt, the rate is zero. If you finance the fee, it is added to your loan.
The formulas:
- Fee = loan amount × fee rate
- Loan if financed = loan amount + fee
VA’s current rates, effective April 7, 2023, are below (VA).
| Loan type | Down payment | First use | After first use |
|---|---|---|---|
| Purchase or construction | Less than 5% | 2.15% | 3.3% |
| Purchase or construction | 5% or more | 1.5% | 1.5% |
| Purchase or construction | 10% or more | 1.25% | 1.25% |
| Cash-out refinance | Any | 2.15% | 3.3% |
| IRRRL | Any | 0.5% | 0.5% |
VA also lists other rates this calculator does not cover: 1% for a manufactured home loan not permanently affixed, 0.5% for a loan assumption, 2.25% for a Vendee loan, and Native American Direct Loan rates of 1.25% for purchase and 0.5% for refinance.
Worked example
Here is how the fee changes on a $350,000 loan, computed with the calculator’s formula.
| Scenario (hypothetical) | Fee rate | Fee | Loan if financed |
|---|---|---|---|
| Purchase, 0% down, first use | 2.15% | $7,525 | $357,525 |
| Purchase, 0% down, after first use | 3.3% | $11,550 | $361,550 |
| Purchase, 5% down, first use | 1.5% | $5,250 | $355,250 |
| Purchase, 10% down, first use | 1.25% | $4,375 | $354,375 |
| IRRRL | 0.5% | $1,750 | $351,750 |
| Exempt borrower | 0% | $0 | $350,000 |
In a real purchase, a down payment also shrinks the loan, so the fee falls twice: a lower rate on a smaller amount.
What does your result mean?
Your result is the fee you will see on your Loan Estimate and Closing Disclosure for a VA loan. Most buyers finance it, which raises the loan and the monthly payment a little. Paying it in cash avoids interest on it but uses money you may want for reserves.
Rules that can change your answer:
- Exemptions. VA lists who is exempt: veterans receiving compensation for a service-connected disability, veterans eligible for that compensation who receive retirement or active-duty pay instead, surviving spouses receiving Dependency and Indemnity Compensation, service members with a proposed or memorandum rating issued before closing, and active-duty Purple Heart recipients (VA).
- Refunds. If you are later awarded disability compensation with an effective date before your closing, you may get a refund.
- Financing. On purchase and construction loans, VA says the funding fee is the only fee you can finance.
- Seller help. VA caps seller concessions, which can include funding fee credits, at 4% of the home’s reasonable value.
- No PMI. VA purchase loans need no private mortgage insurance or monthly MIP, and often no down payment if the price is not above the appraised value (VA).

Common mistakes
Most errors come from entering the price instead of the loan, or from picking the wrong use status. Watch for these:
- Entering the home price instead of the loan amount.
- Choosing “first use” when you have used the benefit before.
- Forgetting that a 5% down payment cuts the rate even on later use.
- Assuming a cash-out refinance gets the down payment discount. It does not.
- Not checking whether a disability rating makes you exempt.

Questions about this calculator
How much is the VA funding fee in 2026?
For a first-use purchase loan with less than 5% down, it is 2.15% of the loan amount. With 5% or more down it is 1.5%, and with 10% or more it is 1.25%. After first use with less than 5% down, it is 3.3%. An IRRRL is 0.5%.
Who does not have to pay the VA funding fee?
Veterans receiving VA compensation for a service-connected disability, surviving spouses receiving Dependency and Indemnity Compensation, certain service members with a pre-discharge rating issued before closing, and active-duty Purple Heart recipients, among others listed by VA.
Can I roll the VA funding fee into my loan?
Yes. VA says you can finance the fee into the loan or pay it in full at closing. On purchase and construction loans, it is the only fee you can finance.
Does a down payment lower the VA funding fee?
Yes, on purchase and construction loans. Putting down 5% drops the rate to 1.5%, and 10% drops it to 1.25%, whether or not it is your first use. Down payment does not change cash-out or IRRRL rates.
Can I get a refund of the funding fee?
Possibly. If VA later awards you compensation for a service-connected disability with an effective date before your loan closed, you may qualify for a refund. Contact your VA regional loan center.
What counts as 'after first use'?
It means you have used your VA home loan benefit before. If your only prior VA loan was for a manufactured home, VA says you still pay the first-time rate.
Is the funding fee the same as mortgage insurance?
No. It is a one-time fee, not a monthly premium. VA loans do not require private mortgage insurance or monthly mortgage insurance premiums.
Can the seller pay my funding fee?
Seller concessions can include credits toward the funding fee. VA caps seller concessions at 4% of the home's reasonable value.
